Hi neighbor!

This past summer vacation season was the busiest in recent memory, and brought many first-time visitors to our Island oasis. Fueled in part by these visitor prospects, the Sea Pines market enjoyed a very active summer home sale season, with 41% more homes sold than in the 2009 summer season.

May Real Estate News

The demand for Sea Pines beach property is back! We compared recent sales activity with the prior two years, 2008 and 2009.Through April of 2008, seven beach home sales closed, and through April of 2009, six beach home sales closed. In comparison, through April of 2010, ten beach home sales have closed and seven more are under contract awaiting closing. 2010 beach homes sales are clearly off to a great start.

This recent activity has created a need for beach homes in good condition that are properly priced. Sea Pines Spring, 2010 Update

Our past mailings to you have advertised that since 2007, the agents of Clark, Cramer & Frank have closed more Sea Pines real estate transactions than any other agent or team in the entire Hilton Head Island-Bluffton area MLS (and folks, that is currently over 1200 agents).

Well, the agent rankings for 2009 full year performance have been published, and we are proud to say that our record still stands; no agent or team has closed more Sea Pines transactions! In fact, we are the number three ranked agent or team for business volume closed for the ENTIRE Hilton Head-Bluffton area.

One could argue that the demand for Sea Pines properties has been pent up over the last two years, and now people are starting to feel a little more confident about moving forward with purchases, before interest rates move higher. Whatever the reason, we are excited over the recent strength of both home and villa sales, which are tracking well ahead of 2009 activity levels.

Sea Pines Ocean Oriented Homes Update

Clark, Cramer & Frank are pleased to report that within the last few days, two of our ocean-oriented listings went under contract, AND we also sold two other ocean-oriented Sea Pines properties. As you can see by our recent success, there is a significant increase lately in the number of ocean-oriented inquiries by potential buyers and prospects. Comparatively low interest rates combined with a good selection of properties have helped fuel this sudden surge in buyer interest.

In fact, Sea Pines Plantation has already had more ocean-oriented homes close in the eleven months ending November 30 than we saw in all of 2008 (23 in 2008 versus 26 so far in 2009), and there are still seven such properties under contract awaiting close, many of which will close yet this year. Happy New Year! Clark, Cramer & Frank wish you and yours all the best for 2010 and throughout the new decade we are entering.

We have some good news to share with you as we start off 2010: Two new Associates have joined our team; Fred Neary, who has been a highly successful real estate agent in Rochester, NY, and a Sea Pines property owner since 1992, now calls Sea Pines home and is working with us. Alicia Mullaney, previously with Sea Pines Resorts as manager of rental home and villa procurement, has decided to parlay her customer service expertise into real estate sales, and has joined our team. We are extremely pleased that both chose to be part of Clark, Cramer & Frank.

There is no doubt that the market has been challenging for those who were buying or selling real estate this past year. 2010 probably will be more of the same but also will present us with some additional “opportunities”. To better serve our market, two agents on our team have received certification as Short Sale and Foreclosure Resources by the National Association of Realtors.
