Town of Hilton Head Island Acquires 2.27 Acres
The Town of Hilton Head Island today announced the acquisition of an additional tract of land totaling 2.27 acres on William Hilton Parkway in the Chaplin Community from MTR Development, LLC. The property contains 291 feet of frontage along Broad Creek and 166 feet of frontage along William Hilton Parkway. This property is the site of the former Abe's Shrimp House and is adjacent to other Town-owned land. The Town will pay $750,000 for the 2.27 acres. This property will be acquired with proceeds from the Town's 2010 Bond Issue.
Mayor Drew Laughlin said, "This acquisition will provide more land for a possible linear park that will connect Chaplin Community Park and Shelter Cove Community Park and providing public access to Broad Creek. In addition, this parcel is key to precluding further commercial development and traffic congestion along this busy corridor of William Hilton Parkway."
Town Manager Steve Riley noted that this acquisition furthers the goal of the Town's Comprehensive Plan to protect Broad Creek water quality and to provide public access to Broad Creek.
This property is zoned MMU, Marshfront Mixed Use, which would have allowed 15,889 square feet of commercial development, generating 550 PM peak-hour driving trips.
Today's acquisition pushed the program inventory to 134 parcels totaling 1,199.70 acres, with a total expenditure of $161.5 million. Taken together, these parcels have resulted in a reduction of 4.50 million square feet of commercial development, 1,365 motel rooms, 4,597 multi-family and timeshare units, and the preclusion of 41,408 PM peak-hour driving trips.

Don't Risk Waiting Too Long to Buy
Answer: If you are emotionally and financially ready to become a homeowner and feel that you have found your dream home, now is a great time to take advantage of the record low interest rates. You can't time the bottom of the market, so don't try. There really are two types of economies: the national economy and your personal economy, and your personal economy matters much more. Don't worry so much about whether the home declines slightly in value. Just focus on finding a place that you want for your family and that you can afford.

Summer Tidings
Dear Sea Pines Friends and Neighbors,
Summer is officially here, and the warm and sunny July 4th weekend was one of the busiest in recent memory. In talking to some of our friends in the rental management business, this weekend was one of the most successful for rental activity in the previous ten years. Since many of our first time buyers come to us as happy renters and vacationers, we are delighted to see so many families enjoying our Sea Pines paradise.
Continuing our reporting of good news, our Island received GREAT news with the signing of the Royal Bank of Canada as the title sponsor, and Boeing as the presenting sponsor, for the Heritage Tournament. Many thanks go out to the Heritage Foundation, the business community, and the local and state politicians, particularly Governor Haley, who made the continuation of our Tournament their number one priority. The pictorial exposure and complimentary commentary that comes with each Tournament broadcast, from players, broadcasters, and PGA officials alike, provide virtually invaluable advertising to all of us who have an interest in seeing our Sea Pines property values appreciate in the future: the comments and incredible visual images turn viewers into renters, and we help turn renters into buyers!
Real estate sales activity continues to be much stronger this year. More Sea Pines homes have sold in the first six months of this year than we have seen since the “go-go” market of 2005: Eighty nine homes have closed in the first half of 2011. Villa sales are stronger too - you have to go back to 2008 to see a higher level of villa sales activity. We continue to receive an ever-increasing number of internet, telephone, walk-in and referral inquiries, and more and more potential buyers who were “waiting things out” are now re-entering the market. When a property is priced correctly, and marketed properly, we are seeing shorter sales cycles than we have seen in the past two years. The inventory levels are going down as well – less than 200 Sea Pines homes are listed for sale; at one point just a little over a year ago, we had more than 280 homes listed for sale in Sea Pines.
At Clark, Cramer and Frank, we are proud that again in 2011, as we have since 2007, we continue to close more Sea Pines property transactions than any other agent or team in the entire Hilton Head MLS. If you would like to discuss the market with us in more detail, and/or talk about your property and the real estate sales objectives that you have, we would be happy to spend some time with you.

Pedal power: Hilton Head gets bike-friendly silver level award
The town became the only community in South Carolina and one of five in the Southeast to receive a silver level award from the League of American Bicyclists, earning it certification as a Bicycle Friendly Community. Thirty-two communities nationwide have silver designations.
The league announced its latest round of bike friendly designations Monday. About 50 cycling advocates stood next to their bicycles in the Town Hall parking lot Tuesday, holding signs of "HHI loves bicycles," as Mayor Drew Laughlin read a proclamation recognizing May as National Bike Month.
Hilton Head was one of three communities to earn silver, along with Boston and Sisters, Ore. Nearly 180 communities in 44 states have received bike friendly designation, including Greenville, Spartanburg, Columbia and Charleston.
The league recognizes communities that provide safe accommodations for cycling and encourage biking as a means of transportation and recreation. Communities receive a bronze, silver, gold or platinum rating.
Hilton Head has more than 100 miles of paths for runners, walkers, skaters and bikers, giving it high marks, said league spokeswoman Meghan Cahill. The island also scored well when it came to connectivity, road crossings for bicyclists, path maintenance and bike rentals.
Cahill noted that 20,000 bikes on the island are for rent, and kiosks throughout the path system contain bike-safety material and maps.
"This is a tremendous accomplishment for our community and reflects the decades of investment in pathways, safety initiatives and infrastructure activities to support residents and the nearly 1 million people who bike yearly on our island," said Frank Babel, founder of Squeaky Wheels Cycling Advocacy Group.
Town and chamber of commerce officials said the recognition will help attract more tourists, increase property values and improve public health. The chamber plans to tie the recognition to marketing efforts to promote the island as bike-friendly.

Recent Market Activity
The stock market seems to have substantially recovered from the late 2008 “crash”; several surveys indicate that many Americans “feel” that the national economy may finally be recovering; prominent national publications have cited vacation property such as that found in Sea Pines to now represent good value; interest rates are still at historical lows; and many affluent people and the companies that they own are cash-rich.
For those reasons and others, the influx of interested buyers for Sea Pines properties has significantly intensified over the last 60 days. Many of the intelligently-priced listings in good condition are now under contract or sold.
If you have been considering listing your Sea Pines property, but were waiting for a more active market, it might be a good time to contact us for a consultation. Please call us at

Happy New Year!
2010 was another good year for us, particularly in light of the nation’s overall economic condition. We continued to lead all other agents and teams in the number of transactions closed in Sea Pines, and ranked in the top five of all agents and teams in total Island-wide production.
Being part of the Sea Pines Real Estate group, we are also very proud of the group’s outstanding record of Sea Pines property sales (nearly double that of our closest competitor), and equally proud of the group’s solid third place ranking among all Hilton Head and Bluffton real estate companies for sales in the entire region.
You may have noticed the latest Clark, Cramer & Frank print media campaign in either Hilton Head Monthly or the Island Real Estate magazines. It briefly explains one of the key distinctions that contribute to the Clark, Cramer & Frank record of success; both in terms of transactions closed and satisfied clients. We are unique among our competitors in the way in which we pool the experience and diverse backgrounds of our five principals. Consider that we have over 60 years of Island real estate experience among us, combined with highly successful backgrounds in retail business building, sales and marketing, law, banking, education administration, and operational management; already a unique list of qualifications. Now consider that you as a listing client will get the benefit of ALL of our talents and experience as we jointly develop the pricing, marketing plan, and servicing of our strategy to sell your property in today’s difficult market. One of our recent clients described it as “getting five top flight agents for the price of one”! If you are contemplating the sale of your property, let us show you the difference that our team concept can make.
In closing, we would like to thank you for your support; for continuing to take the time to read our mailings, for recommending us to your friends and family, for the opportunity to present our ideas for the marketing of your property, and for just stopping by from time to time to say hello. We truly appreciate the success that your support has helped us achieve, and we wish you happiness and success in 2011 and beyond.
